Landlords
Fully Managed – 12% Plus VAT of the monthly rent (14% inc. VAT) and a setup fee of £400 plus VAT (£480 inc. VAT)
Let only – One months rent inc. VAT.
Additional Landlord Fees
Renewal fee - £200 plus VAT (£240 inc. VAT)
Review the rent and draw up a new fixed term assured shorthold tenancy agreement.
Sale of property to tenant - 1% plus VAT of net sale price.
Landlord withdrawal fee - £300 plus VAT (£360 inc. VAT)
To cover the costs of photographers, floor plans and marketing costs.
Tenants
Dilapidation deposit – 5 weeks or 6 weeks (if the rent is over £50,000 per annum and company lets)
Holding fee (deducted from the deposit) – equivalent of 1 week’s rent, plus VAT.
This is non-refundable if (per tenancy) any relevant person withdraws from the tenancy, fail a Right to Rent check, provide significant false or misleading information, or fail to sign their tenancy within the deadline, provided by the agent.
Variation of contract - £50 plus VAT (£60 inc. VAT) per agreed variation, at tenants’ request.
Early termination – Should the tenant wish to terminate their tenancy early; the tenant will be liable to cover the cost of the landlords re-letting fee as well as paying their rent up until a new tenant is secured and they are released from their tenancy.
Change of tenant – £50 plus VAT (£60 inc. VAT) per replacement tenant, to cover the costs of references, right to rent check and deposit registration.
Council - Payable to the billing authority if the Tenant is liable.
Utilities - Including water, sewerage, gas (or other heating fuel) and electricity including any Green Deal costs) payable in respect of the dwelling, and if required in the tenancy agreement. This may be payable to the Landlord or to the utility provider.
Television License - Payable if the Tenant is contractually required to make a payment to the British Broadcasting Corporation.
Communication Services - Payable to a provider of: internet, cable or satellite television, telephone services other than mobile if the payment is contractually required.
Loss of keys or other security device – The cost, as evidenced by invoice or receipt, related to a breach of contract leading to the requirement for a lock to be added or replaced or a key or other security device giving access to the Property to be replaced.
Missed Appointment - Losses, as evidenced by invoice or receipt, suffered by the Landlord if the tenant fails to attend appointments agreed by the Tenant and arranged by the Letting Agent or Landlord for contractors or others to attend or to carry out work at the Property.
Avoidable, accidental, or purposeful damage to the property - The Tenant will be liable for any losses, as evidenced by invoice or receipt, suffered by the Landlord as a result of neglect or wilful behaviour by the Tenant or their guests resulting in damage to the Property.
Emergency/out of hours call-out fees - Any losses or additional losses suffered by the Landlord, as evidenced by invoice or receipt, as a result of the Tenant arranging an emergency, out of hours contractor call-out where the work was not an emergency, or the works were required as a result of the Tenant’s actions.
